Its better because it softens the most. Other oils will work nearly as well though.
One common source is baseball glove conditioner.
Lexoil works too.
I would ask at your local hardware store. They should carry a variety of leather care goods.

A Saddle Shop WILL have Neatsfoot Oil. But as Wildtim said, many Hardware Stores carry it too.
I would be willing to bet that any leather crafter's supply store will have it as well.
As the oil is used to condition baseball gloves, you might try a sporting goods store.
went to a saddle shop and found pure neatsfoot oil and non-darkening lexol
